Schultz Fire Update

Flagstaff, AZ – The Schultz Fire started at approximately 11:09 am on Sunday and is located west of north Highway 89, east of Flagstaff, and north of Mount Elden. The fire is currently 500 acres and growing with 0 percent containment. No structures have been lost. Power has not been affected in any neighborhoods.

Multiple resources have responded including the U.S. Forest Service and surrounding fire departments. Entities assisting with the effort include the United States Forest Service, the Coconino County Sheriff’s office, the Flagstaff Fire Department and Northern Arizona University. An additional incident management team has been ordered for the Schultz fire.

The Coconino County Sherriff’s office has evacuated 1,044 structures in the Timberline neighborhood, the Wupatki Trails neighborhood and the Second Chance Animal Center. Animals from Second Chance Center will be evacuated to Fort Tuthill County Park.

The Sherriff’s office has issued a pre-notice for evacuation for the Fernwood neighborhood. The Sherriff’s office is recommending that individuals who are evacuated ensure they take prescriptions, important paperwork, pets, a change of clothing and water.

The Arizona Department of Transportation has closed Highway 89 northbound at Silver Saddle. ADOT is allowing local traffic through the closure.

“I want to assure all the residents of Timberline Fernwood that the County, in cooperation with multiple agencies, are doing everything possible to aggressively respond to this fire,” said Chairwoman of the Coconino County Board of Supervisors Liz Archuleta. “Our priority is to keep all of our residents safe and avoid danger to their lives and property. My staff is at the evacuation shelter and will be providing information and assisting residents.”

“The City of Flagstaff remains in a State of Emergency,” said Mayor of Flagstaff Sara Presler. “We’re working around the clock to address the Hardy Fire in an orderly and safe fashion, but we’re not out of the woods, yet. The Schultz Fire presents significant challenges, and we are working in strong partnership with Coconino County, the US Forest Service, NAU and numerous local fire departments to swiftly secure our community.”

Residents can expect heavier columns of smoke. If you are in the area and have respiratory problems, you are advised to remain in place or leave the area. Please consult the Coconino County Health Department website at http://www.coconino.az.gov/health.aspx?id=6564 regarding potential hazards dealing with smoke inhalation.

The Red Cross has set up a shelter at Mt. Elden Middle School at 3233 North Fourth Street, Flagstaff. Evacuees are encouraged to register at Mt Elden Middle School to ensure information can be relayed.

The Salvation Army is reporting that no material donations are needed at this time. However, if individuals are interested in volunteering or financial donations, please call United Way of Northern Arizona at (928) 773-9813.

Short Sales, You Must Be Patient

Are short sales hopeless? I wouldn't say hopeless rather enduring. You have to be willing to play the banks game and be patient. The bank knows when a property has interest in it this will usually spark other interest. So part of the wait is to see if they can get more money. If you are the seller make sure your agent is still marketing your home and properly shopping offers. Your home is not “sale pending” until the bank approves the price. Also your bank wants your real estate agent to divulge offer prices to get more money. There are also other factors, banks are backed up (however its getting better and there are new things coming down to help), and do you have a second? Is the second with the same bank, if so they can foreclose, that second note goes away and they can maybe make a profit. You think well why would they risk loosing money? Well one reason could be there are write offs another could be bailout money or as mentioned maybe they can make more if there is a large second. One other big factor is they are not tied to a home like a home owner, it’s just numbers not their home. If you are the buyer, be patient but don't get too tied to a property just encase you do not get it either while waiting or if you are out bid.

All in all most buyers are not patient enough to wait 6 months (sometimes up to a year or more) for a response and if the agent is doing it correctly buyers can be knocked out of first position while waiting. Most sellers are in short sale for a reason, so they can't always hang on long enough. I would say 1 out of 10 short sales (in Flagstaff, AZ) actually closed last year, just a guess as the actually data is hard to track and will be easier in the new year.

Some banks are getting the hint; let’s approve a purchase price first. Makes sense right? If we have approval we can secure a buyer and close the homes. MOST banks at this point won’t talk to you unless: A) You are behind in payments, You have your home on the market, AND C) You have an offer. For example what happens now that there are 2 foreclosures in your neighborhood that have sold $200,000 under what you owe, 1 regular sale at $150,000 under and all the competition is $150,000 to $200,000 under? This is why it's nice to have a bank approval before hand, otherwise we may get 6 months into it and they say no. There is some good news though, it's getting better and I hear things are changing and our industry is catching up.

Tip for parents

I have a child who attends preschool, well last night when mom was helping clear her nose, she discovered something in her nose. I reached for the tweezers and they both started freaking out. It appeared to be a portion of a crayon.

My daughter admitted that it was a crayon and she didn't tell her teacher because she didn't want to get in trouble because it was quite and sit still time.

I had her blow plugging a nostril and her mouth but her lungs must not have been powerful enough, and not knowing how deep it was my wife said no to the tweezers, so she insisted on taking her to the hospital because is was now after 9 pm. I congratulate our medical staff as they got it out without touching her.So here is the tip (pun intended) is you find yourself in my situation because kids will be kids.

They had my wife plug the other nostril and blew into her mouth and out shot the crayon tip! I was close bu did not think of this, so I want to share with the other parents out there.
